HS2 Homeowner Payment Scheme

HS2 continues to steam ahead and consequently, we have seen an increase in the number of clients who are eligible for compensation payments under the HS2 Homeowner Payment Scheme.

The scheme provides a cash payment to property owners who live close to the HS2 route within rural areas where the railway is not in a tunnelled section. 

The scheme operates within (what is called) the ‘Homeowner Payment Zone’. This zone is made up of three 60-metre-wide bands and typically starts 120 metres from the centre line of the railway and runs to 300 metres from the centre line. In some circumstances, the zone may extend beyond 300 metres. 

If your property is within one of the zones, you may be entitled to a cash payment. This is subject to you meeting certain criteria. You are able to apply for a payment under the scheme up until one year after the relevant phase of the railway is first open for public use.

If you qualify, you will be able to apply for payment under the scheme. HS2 require successful applicants to appoint a solicitor to act on their behalf to confirm receipt of any monies payable. The legal costs are typically met by HS2.

Whilst she originally set out to work within Family Law, Carolyn’s training saw her make a move towards Company and Commercial Law.Carolyn qualified as a solicitor in 2009 and in 2014 was made a Partner at Hibberts LLP, becoming the Head of the Company and Commercial Department.
