The time to take advice on a tenancy is the moment you start to consider renting a property out. You need to think about issues such as fire safety, permission from your mortgage lender, Local Authority Licensing requirements, the condition of the property etc.  There is a lot of paperwork to have in place before advertising the property, some of which is vital if you want to be able to regain possession of your property later.

We offer a bespoke service by preparing tenancy agreements to suit the individual landlord’s requirements, saving both time and money, as well as offering advice and assistance on the other crucial aspects of creating a residential letting.

Don’t be tempted to draft your own agreements, re-use a previous version or use one’s from the internet. They are often out of date, or drafted in favour of the tenants – the current version produced by the government for example.

Your attempt to save money can prove costly as mistakes can mean expensive court costs. It’s also unnecessary as we can usually have the tenants pay for the costs of preparing the Tenancy.

There are other legal requirements you must be aware of and act upon. A failure to provide a Gas Safe Certificate, an Energy Performance Certificate, the Ministry of Housing, Communities and Local Government booklet “How to rent”, or to protect the deposit correctly can prevent you from regaining possession, as well as possible civil penalties.
